94 Wentworth Drive
Marketed by Heather Whyte and Terry Ryan
After professional staging and a refreshed campaign approach, the eventual offer was $80,000 higher than an earlier offer received.
THE SITUATION
The campaign launched while the property was still tenanted.
Over two open homes, more than 15 groups came through, but with a family mid-move, heavy furniture and busy rooms were making it difficult for buyers to picture themselves living there.
An offer of $980,000 was received — but declined.
The home had genuine appeal. Buyers just weren’t seeing it.
THE TURNING POINT
Once the tenants vacated, the team moved quickly.
Professional staging transformed each room, making the spaces feel brighter, more spacious and easier to imagine living in. New photography then captured the home at its very best.
The refreshed listing was launched across Realestate.co.nz, Trade Me, Lugtons Social Media and OneRoof, putting the property back in front of buyers across the major platforms.
The response was immediate. 13 groups through on the first open home weekend alone, and four offers received before the weekend was over, every one of them over $1,000,000.
The top offer was accepted at $1,060,000, which was $80,000 above the figure that had been declined just weeks earlier.
THE BUYER
One buyer tells the story better than any statistic can. She had visited during the tenancy, genuinely liked the home, but couldn’t reconcile the presentation with a price above the high $900,000s.
Then she came back after staging. She described walking into a completely different home — brighter, the rooms felt bigger, and the overall presentation made a lasting impression. Her offer came in above $1,000,000.
That shift in perception is exactly what professional staging is designed to achieve.
THE RESULT
94 Wentworth Drive is a standout example of how the right preparation and presentation can completely transform a campaign.
What started with a declined offer became four offers over $1,000,000 with the successful offer reaching $1,060,000.
A stronger presentation helped buyers see the home's potential — and ultimately changed the level at which they were prepared to compete.

Professional staging, strong photography and a refreshed marketing approach can make a significant difference to buyer perception, competition and ultimately the result.
